I just passed off a NC Offer to Purchase to the Listing Agent. Squeals were the result.
I listened to the puffs and waited until the diatribe settled down. Finally, I hear the the offensive squawk. "How can you let your clients submit this, at this price? Are you a rookie agent?"
"Flag! Unsportsmanlike conduct. 15 yards from the spot of the foul."
Look, I'm relaying my buyers wishes, not mine. Not everyone comes from a Vulcan mind meld factory. My job as their Charlotte Realtor is to advise, relay, and monitor.
Unfortunately the press has it that all home owners are desperate to sell their homes. Everybody is in Foreclosure. Nevermind that Charlotte NC Real Estate sales continue to be in the top five market nationwide.
So, I say to you, blame the press. Consult with your home sellers. But don't blame me. Just say no. I'm good with that.
Not all my real estate clients believe the low-ball offer will be accepted. In fact, it's just a water tester that rarely works..and I tell them that they are starting off on the weak foot. But I don't tell them what to put on paper, they put what they want , I only advise. Have you ever had a client that will just NOT take your advise?
So, my retort to the squawker, just say NO to the offer. No flags need to be thrown. I put my efforts into making this contract submission and it cost you nothing.
I'll take an offer to purchase over a violin on 'why my house isn't getting attention' any day. I understand, as I have listings too. This is the best feedback your seller can get.
As the listing agent, you have three things that you and your seller can do with our offer: Reject it as written, Accept it as written, or, we can negotiate it if you wish. I brought you an offer and you are kindly welcome.
My point is there is no reason for me to throw the flag. Else-wise, knock it off. Be Happy you got it on paper.
This new market brings out some of the best and some of the worst in techniques and gadgetry. When is too much, too much?
Let's revisit the basics, "Thinking Inside the Box". This is not to agitate the "thinking outside the box gang" , but there are some things that are tried and true that don't need to be reinvented.
When someone calls, Answer the phone. Voice mail is when you are too busy. It is not the standard way people should communicate. Never expect text messaging to replace the human voice. I predict we will not evolve into mimes with text devices for communication.
Courtesy is an art, not a fad.
Smiles are not 
they are genuine and are emitted from your face.
A real handshake presses two Human hands together, not some form of digital protocol.
Our business is becoming more virtual and less human due the the theory of outside the box.
So are we to evolve into Real Estate Ebay? Gosh I hope not. Buying a home without the opportunity of turning the doorknob sounds like a bad science fiction novel. And getting advise from an unlicensed Apple456 at OutsideTheBox dot commer sounds even scarier.
Maybe I'm just a people person... or maybe just an inside the box kind of guy. No flags necessary, just remember, be polite with your responses and apply some common courtesy. This will enhance the professional nature of our Charlotte NC real estate transactions, as well as every where else.

Israel & Turkey To Square Off?
So far the Israeli blockade of Gaza has only seen a few killed and two attempts blocked; however, what might be looming on the horizon could send stocks worldwide into a real tail spin- ad if they needed yet something else to add to the morass. Turkey and Prime Minister Recep Erdogan seem to be looking for a fight. They may just get what they want.
The Irish-flagged Rachel Corrie was the latest to make an attempt to break the blockade on Saturday, but, after four calls to change course from Gaza to Ashdod were ignored, Israeli troops boarded the Irish-flagged Rachel Corrie some 28 miles out to sea and sailed it to the Israeli port of Ashdod after the ship's pro-Hamas passengers stood by their determination to break the Israeli blockade.
Turkey seems to be wanting some attention.
Turkish security sources quoted Prime Minister Recep Erdogan as preparing to go beyond abusive rhetoric against Israel and considering using his navy to break Israel's siege of Gaza - or even sailing aboard the next flotilla to break the blockade in person on the assumption that Israel would not dare stop him. I'm afraid Erdogan has much too high of an inflated ego to think his presence on a ship will get a FREE PASS and an opportunity to PASS GO while collecting $200.
This is not a game of monopoly!
Meanwhile, in Washington, Turkish ambassador Namik Tan said his government would break relations with Israel unless it apologized for the commando raid on its flotilla for Gaza which left 9 activists dead after they attacked the troops. In Ankara, prime minster Recep Erdogan said Friday, June 4: "I do not think Hamas is a terrorist organization. They are Palestinians in resistance, fighting for their own land."
Sure, and the Tooth Fairy will leave a one ounce gold coin under your pillow tonight.

Trying Too Hard to Make the Sale When Cold Calling
Frequently when cold calling we make the assumption that if the prospect shows the slightest bit of interest in the product or service they will buy. We push hard to get the sale. This technique is a traditional sales method. We are often taught from the start to use this form.
If they person says “No” change it to a “Yes”; if they hang up you simply move to the next prospect. The numbers game of cold calling and is no longer needed to effectively cold call. With the new mind-set you will not have to feel stressed or bad for pushing the prospect for the sale…because the sale is not the main goal or objective in the new mind-set.
When you try too hard to make the sale you:
Create stress in the prospect and in you
Cause sales pressure in the call
Cause the prospect to put up their “defensive wall”
Send red-flags to the prospects
This tactic in cold calling is still used however there is a better way. The new mind-set will teach you that it is important to find out if they are a fit…before you try to incorporate your product or service into the conversation.
Remember that pushing the sale on the prospect should not be your main goal or objective. You should first find out if your product or service can help them with their current issues…and treat them like a person and not another sale.
Understanding that red-flags cause tension between you and your prospect and this type of pressure will only bring on negative tension. Positive responses are what you will need to achieve a strong and trust building connection to those you are contacting. This positive attitude will also give you and your company respect in the eyes of your prospects improving the future of your company.
Use of old techniques will bring stereo-typing and bad publicity for yourself and your company which will affect your success in a negative way. Once you have learned to re-program your mind to feel comfortable talking with the prospects and not pushing the sales you will see the difference in how your prospects are responding to your calls. You will also see a positive response to your voicemails-emails-and any other ways you contact your prospects. Remember that cold calling doesn’t have to be painful or uncomfortable.
